Redmond's Trilogy "mature" community is a place for folks to settle down and take it easy during retirement, so it goes without saying that having gutters that don't need constant maintenance from all the surrounding fir trees is a pretty nice thing to have. Here we removed the old system which was already leaking and discovered there was no eave flashing (which is required by building code). We let them know about it and with their permission went ahead and installed it while we were protecting their rain gutters with MasterShield.

If you flip through these you can see the debris that clogged the gutters also channeled water into the fascia and sub-fascia, it also rotted the roof deck! It's now fixed, but jeez it would've been great if they'd called before all that damage occurred

Kent Meridian Leafguard Project

We were contacted to come fix these old leaky gutters and install a leafguard system that would work on her wood shake roof to stop needles and cedar (in addition to leaves) from getting in and clogging the gutters and downspouts and underground drains. After removing the old stuff we installed new seamless gutters, new downspouts, and the MasterShield Gutter Guard.

One of these photos is from 2 years later and as you can see it looks pretty much the same as it did the day we installed.

Kirkland Leaf Filter wasn't Working

This homeowner in Kirkland, WA had purchased LeafFilter for his home, but the product was warped and deformed due to our super hot Seatlte area weather causing the uPVC bse to expand too much. (If you're from around here, you know it's not that hot around here).

 

When it deforms like this, it actually channels water behind the gutter and causes leakage into the fascia and soffit. This customer was being blown off by the LeafFilter people so he contacted us. Home Depot Gutter Guard Replaced with MasterShield in Enumclaw, WA

A variety of different kinds of leaves were clogging this home’s gutters and causing the water to backflow and damage the home. The gutters were covered with a simple gutter guard from Home Depot, but as you can see from the before pictures, they were completely ineffective.  The guard was warped in some places, showing quite a few gaps, and a significant amount of moss was actually growing inside the gutters.  

To solve this homeowner’s problems, we first had to remove and recycle their old gutter system.  Then, our team did some carpentry work to repair water damage.  Afterwards, we installed black MasterShield gutter covers to match the roof and new light pecan seamless gutters and partial downspouts to match the rest of the house.  Leafless in Seattle’s goal is always to make sure that our product blends in perfectly with our customers’ homes.

DIY gutter guard and lack of strip flashing cause major rot in Maple Valley, WA

A home owner in Maple Valley, WA found out the hard way that improperly installed gutters and DIY gutter guards do not mix! This customer wanted to save some money and decided to install gutter guards that he purchased from the big box store down the street. What the customer didn't know ended up hurting his wallet and causing massive fascia rot.  When the gutters were originally installed a strip flashing was not installed at the roofs edge and when the DIY gutter guards were installed it caused the water flow directly onto the fascia board.  By the time Leafless in Seattle arrived, all fascia board and gutters needed to be replaced. Clogged gutters and valleys on this tile roof in Federal Way, WA

This home in Federal Way had a moss and debris issue. Not only was the roof covered in moss and debris, but the existing gutters and valleys were also clogged. The valleys of this tile roof were so clogged with moss and tree debris that they had to be taken apart, cleaned, and reassembled! The gutters were replaced, the roof was cleared of moss, and MasterShield was installed to prevent anything from getting in the gutters. From now on, with a yearly roof cleaning, this should never happen again. Gutters full of problems in Kirkland, WA

The gutters on this home were full of needles, leaves, debris, and standing water.  The flashing from the roof was falling off and there was algae and moss build up on the roof and in the gutters.  The home was in desperate need of help! The team at Leafless in Seattle was able to help the homeowner in numerous ways.  First, the gutters were replaced and MasterShield was installed on all areas where the pitch of the roof was at least 4/12, on the area in the back that was flat, another product offered by Leafless was installed to keep out as much debris as possible.  As for the moss and algae on the roof, that was treated.  This home is now ready to take on the terential rains this winter!
