Challenge
The manager of a condo complex in Mountlake Terrace gave Leafless in Seattle a call, the complex was having major issues with their gutters, even though they already had the Leaf Filter brand gutter guards installed just two years prior. Once at the complex it was noted that all the needles, leaves, and debris were sitting ON TOP of the Leaf Filter system due to the shelf that was created when it was placed on flat gutters at a 90* angle. The water was no longer able to actually get into the gutters because of all the leaves, needles, and tar on the Leaf Filter gutter system, it was cascading over the sides. This is a very common issue with any gutter system that is installed at a 90* angle, it creates a perfect shelf for everything to sit on top of, which in turn causes algae to develop, further limiting the water from entering the gutters. This caused fascia rot and damage to the existing gutters.

Solution
To remedy the gutter issues that the condo complex was experiencing, new gutters and MasterShield had to be installed. The old gutters, rotted fascia, and Leaf Filter system were removed. The new gutters were installed 2″ below the original installation and the MasterShield was installed at the same pitch as the roof, thus eliminating the ‘shelf’ created by the other gutter system. As stated by MasterShield “patented ‘Leaf Release’ nonstick surface mirrors the pitch and won’t permanently trap debris…while the patented HydroVortex Technology redirects water through the micromesh gutter filter and siphons it through to the gutter FAST.”
